So, what's the story and why should I take your advice?

My name is Martin Welch, I live near London and for the past few years, I've banked a great deal of money from investment property in the UK. I’d like to show YOU how to do the same…

But success didn't happen quickly for me, and I began my quest for wealth over twenty years ago. I came from a poor background. When I started, I was very young and a bit naïve, so like many others I responded to all kinds of silly business opportunities.

In fact, I looked into almost every scheme advertised in the newspapers and in publications such as Exchange & Mart and in letters which came to me in the mail. I think I may have looked at every business opportunity in the UK.

You name it, I tried it!

It sounds daft now, but I really did have a go at everything: MLM, mail-order, auctions, publishing, horse racing systems, licensing, stock market systems, the Internet and so on. I am the proud owner of dozens of ‘How To’ manuals, tapes, CDs and DVDs!

Well, as you can imagine, after almost two decades of that I was worn out! And it hadn't achieved much for me at all.

One evening I sat down and thought about all the time, energy and effort. I was feeling pretty despondent I don’t mind admitting. Most of it had been a complete waste of time. The get-rich schemes hadn't worked for me and I had a family to support. I was weary of the 9-5 grind and was hungry for a way out.

What on earth was I going to do?

Suddenly a thought struck me: I'd made more money
from the first property I owned, than from all the
other crazy schemes put together! - A LOT more!

The penny dropped. Whilst I'd been chasing a dream, the solution was right on my doorstep all along. In fact, it was my doorstep! The whole time, I'd been living in the surest way to make money in the world. Property.

I began to look around, and guess what? I noticed lots of people living in million-pound+ properties. Many of them were just average people, not geniuses, or those with blinding talent or stunning business acumen.  

How did they do it? (I freely admit I was a little jealous) Answer?...

They Knew a BIG Secret Which is Normally
Hidden From the Likes of You and Me

Let me tell you that secret right here, right now:

1. It turns out that most of the individuals on ‘The Rich List’ published by The Times, have dealings in property.   2. In fact, investment property helps a huge number of the wealthiest people on the planet make their money. 3. What I learned is that there are literally hundreds of property opportunities everywhere around us, for making the kind of money that brings in a large monthly income as well as a secure, substantial property portfolio.

For example, I couldn't believe it when I found out that:

On each property deal, you could make at least
as much profit as most individuals take home in salary each year!

I’m talking around the £25k mark. Then, if you multiply that by the hundreds of potential deals waiting to be snapped-up at any given moment, it's easy to see that property really is the ultimate gold mine. 

As long as you know the way…

When I first realised that, I decided then and there that I would never spend another bean on silly business schemes. I vowed to make the property market work for me.

Trouble was, back then I didn’t have a clue what I was doing!

I kept going, though. I read everything I could find, spoke to every estate agent I knew, went to every investment property seminar, attended every property workshop. But despite all that, I couldn't seem to find deals that didn't involve risking all my savings – and then some. And even THAT just got me into ONE lousy investment property. I knew I needed ten or more to make the sort of money I needed.

I was so disappointed, having invested thousands of pounds in seminars that promised me the world, only to find that they gave me no practical way to make a fortune from property. Some of the things they taught seemed great in theory – but when you tried to apply them, they didn’t work in the way they said. What I’m saying is this…

…in the real world, it just wasn't as simple as they said it would be!

 That was a difficult time. Most people would have given up and chalked it down to experience. But I refused to give up. Instead, I spent ten years researching the investment property market, looking for ways to make it work.

I knew it HAD to work as so many mediocre people were sitting on substantial property wealth.

And finally…   I found the answer!

Not only did I discover a method that worked even though I had NO SPARE MONEY WHATSOEVER, I found I could actually get a substantial CASH PAYMENT within weeks. Think of that for a moment and compare it with everything you’ve ever heard about property! NO money into the deal (not a penny) and SUBSTANTIAL cash back within weeks. That’s what I’d been looking for! 

As you can imagine, I was extremely excited about the prospects.

At last I'd found a way to bring in deals that had PROFIT Potentials
of between £20,000 to £100,000 each time!

And some of these were within a few miles of my own house!

But why haven't more people heard of these deals?

Because those ‘in the know’ want to keep these opportunities very quiet. And very few people even realise this can be done with investment property in the UK.

That's why you won't hear about any of this from estate agents, mortgage brokers, solicitors, surveyors, or property management companies. Just ask them and you'll see.

So what happened next?

Well, once I knew the secret, I rapidly started finding too many deals to handle by myself. I mean, they were just everywhere I looked. At that point I set up The Property Investment Club, so that several of us could share the deals, and share the profits.

I shared this with a handful of people, just to test the ideas out. After all, it might be something about me that made it work, but perhaps it wouldn’t work for others? I was not surprised that several of them became property millionaires using what I taught them! And two of them achieved this in under six months! Astonishing!

Case Study #2 - Steve G. A whirlwind year: £120k earned, a £2m portfolio of deals all with “cash back” Steve G. is based in Suffolk; he’s in his 40’s and became a Property Locator Club member in January 2006. And after a few months of trying to put the training into practice something clicked…and it’s not stopped clicking since. Initially, as a locator, Steve submitted 20 deals to PIC all of which have gone through to completion which means he has repaid his original investment in himself in attending the locator training around 40 times over, or as he now prefers to calculate returns with a return on investment ROI of over 4,000% in one year. That alone would be a great result but Steve didn’t stop there he realised that whereas Property Locating was great to generate income the long term money was in investing. So, Steve went “further up the wealth ladder” as we call the progression of seminars but more important progression of “thinking” we have in the PIC and became an “Investor member”, actually investing in property….and within a year now has a £2,000,000 property portfolio with a current average deal size of around £160,000 and all of his deals were secured with cash back to Steve! Wow! All told from his initial locating and later his investing activities Steve G has earned £120,000 and that does not include the equity in his properties…what a year! What about the future for Steve? Well, the speed Steve has moved over the past twelve months, and the fact there are still two rungs of the “wealth ladder” he’s yet to complete…nothing would surprise us now about Steve G.

Case Study #3 - Suzy Locator to Investor to £1,000,000 portfolio in 5 months! Suzy has just turned 40 and is based in Gloucestershire. She became a Locator in April 2006 and rapidly an Investor member in May 2006. In a whirlwind 5 months she built a million pound portfolio. She leveraged both Other Peoples Money (OPM) and Other Peoples Time (OPT).
